The R120 000 stand offer and any subsequent villa build are two separate transactions. Read carefully before you reserve.

Is the R120 000 the full price of a home?

No. R120 000 buys the 500 m² vacant erf only — the land, transferred into your name. Any villa built on the stand is a separate transaction, quoted and contracted on its own.

Do I have to build straight away?

No. Once transfer is registered, the stand is yours. You can hold it, build with us later, or appoint your own team when you're ready — subject to estate design guidelines and body corporate approval.

How much does a villa cost to build?

V1–V4 typologies and custom designs are individually quoted based on final specification, finishes and the market price of materials at the time of build. A written build quote is issued before you sign any construction contract.

Can I use my own architect and contractor?

Yes. You may bring your own professional team provided the design meets the estate's architectural guidelines and receives body corporate sign-off before ground is broken.

What are the typical timelines?

Stand transfer: usually 8–12 weeks from signed offer, subject to conveyancing and municipal processes. Plan approval: approximately 6–10 weeks after design sign-off. Villa construction: approximately 6–9 months from site handover, depending on typology, weather and material availability. All timelines are estimates, not guarantees.

What does the holding deposit secure?

A refundable holding deposit reserves a specific stand for up to 14 days while the offer to purchase and supporting documents are finalised. It is fully refundable during the 7-day cool-off period.

What happens if the 20 entry stands sell out?

Entry-level pricing at R120 000 closes once all 20 stands are allocated. Later releases will be priced at prevailing market rates.
